THE FOLLOWING TERMS AND CONDITIONS FORM AN INTEGRAL PART OF ANY PROMISE TO LEASE

1.The potential Lessee(s) must provide proof of employment, proof of income and a credit report with their Promise to Lease.

2. The Lessors reserve the right to refuse the potential Lessee(s) if they are unsatisfied with the results of the credit report.

3. Prior to occupancy, the Lessee(s) shall provide proof of tenant insurance and maintain the policy throughout the duration of the lease.

4. No Smoking, including Tobacco and Cannabis. No Illegal Drugs.

5. No growing of any amount of Cannabis.

6. Any potential pets must be pre-approved by Lessors.

7. No sublets or Airbnb permitted (or similar service).

8. At the end of the lease period, the Lessee(s) shall leave the property in the same condition(other than normal wear and tear) as received.

9. All of the inclusions shall be included and in working condition before occupancy and must be returned in the same condition at the end of the lease, except for normal wear and tear.

10. Lessee(s) agree to pay for the first $175.00 of any required repair by a licensed professional.

11. Lessors shall be provided with access to the condo unit 3 times a year in order to clean the air exchanger.
